RESERVATIONS

Reservation Request. After your requested reservation is accepted, we will need $300 security deposit, and you will have 7 days to pay in full. If the reservation is made only 14 days before your stay, the total will be required to be paid at the time of accepted reservation request.

Reservation. Your reservation dates are reserved once deposit is made. Confirmation of reservation is completed after payment in full is received. If payment is not made in full within the 7 days, the reservation will be cancelled and you will be refunded your security deposit less $100 administration fee.

CANCELLATION POLICY

If you need to cancel for any reason after receipt of your reservation, your rental fees cannot be refunded, unless the short-term residential rental is re-rented for the same period of time. If the residential rental is re-rented, you will receive monies paid less an administration fee of $100.

Non-availability of accommodation

We would only cancel your reservation if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however, if this was not possible, or unacceptable to you, then we would refund all monies paid by you your stay, we will take . Our liability would not extend beyond this refund.

CHECK-IN/CHECK-OUT PROCEDURE

Check-In. Check in time is 4PM EST on the day Guest’s scheduled reservation begins. No early check-ins without prior consent of the Owner. Luggage drop off is offered with prior notice that you would like to do this. You are welcome to enjoy the grounds (no building access) until your check in time. Please confirm with us any later check in time needed. You will be sent a key code for the door once you check in on property.

Key Procedure.  You will be given your personal key code at the time of check in.This code is changed for each guest.

Check-Out. Checkout time is 10AM EST on the day Guest’s scheduled reservation ends. Any delay in check-out, without prior consent of Owner shall result in Guest’s being charged additional monies.

SECURITY/DAMAGE AGREEMENT

Security Deposit. A security deposit of $ 300 has been deposited with the Property Owner. The deposit covers any damages to the rental property and its furnishings caused by the Guests. Owner may use all or part of the security deposit to repair any damage by the Guests. Should the damage amount exceed the amount of the deposit, the Guests remains liable for the balance.

Damage and Breakage. Please take care of our properties. No drinks, except water, is allowed in the bedrooms. No shoes worn in the rental. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant, and we may make an additional charge should the damage prevent future bookings being taken while repairs are undertaken.

Extra Cleaning. Rental Property should be left in the same condition as originally found. Any undue or unreasonable cleaning necessary as a result of the Guest’s stay will result in a cleaning charge assessment of $ 60 per hour, with a one (1) hour service minimum.

Return of Security Deposit. Security Deposit will be returned within 7 business days after check out and the Owner inspection is complete. Damages, missing items and extra cleaning will be assessed. If any monies from the security deposit will be retained due to those circumstances you will receive notification within 3 business days from check out and the amount needed to cover the costs incurred. Any remaining monies after that will be returned to you at that time.

USE AND ENJOYMENT OF UNIT AND PROPERTY

Aberdeen Mills is pleased to offer free roam and enjoyment of the property and access to our livestock residents. The charm of the property is largely attributed to the historic mill and the fact that the property continues to be a working farm. Please keep this in mind when enjoying the grounds and take note of our concerns below. 

HOLD HARMLESS

The Owner attempts to properly maintain the short-term residential rental. The Guests agree to immediately notify the Owner of any maintenance problems, so the situation can be remedied as soon as possible. Owner is not responsible for any inconveniences that may occur for which they have no control. This includes, but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure such as pool, hot tubs, television, etc. No refunds will be given for occurrences beyond the Owner’s control. Owner shall not be held liable for any injuries that may occur to Guests as a result of the acts of the Guests and Owner is not responsible for any theft or damage to Guests’ belongings during their stay at the Rental Property.

INHERENT RISK AND ASSUMPTION OF LIVESTOCK INTERACTION

The Guests acknowledge there are inherent risks associated with livestock activities as described below, and hereby expressly assume all risks associated with participating in such activities.  The inherent risks include, but are not limited to, the propensity of livestock to behave in ways such as running, bucking, biting, kicking, or stepping on, that may result in an injury to persons on or around them; the unpredictability of livestock’s reactions to such things as sounds, sudden movement and unfamiliar objects, persons or other animals; and the potential of a Guests to act in a negligent manner may contribute to injury to the Guests or others.

ABERDEEN MILLS AND GROUNDS

The Guests acknowledge the Aberdeen Mills is a historic building and has been preserved to maintain a condition to its original state. As a result, the Aberdeen Mills itself does not include rails along the steps or around the mill race. Guests assume the inherent risk of injury upon use of the steps and any exploration around and on the mill itself. The Owner allows free roam of the Property which includes the creek, open pasture, and woodland to Guests. Guests acknowledge and assume the inherent risk involved with activities and exploration of the Property grounds, including but not limited to, slipping, falling, drowning, or bodily injury as a result thereof. Guests acknowledge that access to the rental property requires walking up and down steps and hills from parking areas. The bathroom in the rental includes only a shower – there is no bathtub. Guests must have a host present to enter any building on the Property that is not part of the Rental Property. If a gate is opened to allow access for or by the Guests the Guest is responsible to ensure the gate is property latched behind them. The Owner has the right to install and maintain cameras in the common areas on the grounds for the safety of guests and animals. Any attempt to disable/redirect cameras will result in immediate termination of stay and forfeiture of all monies paid. The Rental itself has no interior cameras of any kind in order to protect your privacy.

Quiet Enjoyment. Guests shall be entitled to the quiet enjoyment of the rental unit. Any disturbance resulting in police action, neighborhood complaints, or any violation of the rules and regulations is considered sufficient cause for immediate termination of your stay with all monies paid forfeited.

Furnishings. The unit is furnished by the Owner. All units are equipped for light housekeeping. The rental is not child proof and Guests must provide their own safety measures to child proof the rental. 

Cleaning & Laundry. Cleaning and laundry is $110 and is added to the rental fee. We will supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure in a reasonable condition. Do not strip beds.

Internet. Free internet access is available for Guests.

TV/ Roku. Guests will be able to log into their own streaming accounts such as Netflix, HULU, etc. Make sure you log out before your check out.

Locked Areas. Guest(s) may not be provided a key for Owner’s personal storage spaces. Any attempt to enter locked areas or areas marked “Private” is cause for immediate termination of this agreement, forfeiture of all monies paid, and Renter’s will be liable for any damage and/or missing items.

Communication. Should you have any concerns relating to the our operation, health and safety practices or services, you agree to address these with the us directly.

Use of Premises. Guests will comply with all local laws, ordinances, and community rules regarding the use of the premises. Guests will comply with all owner’s set rules as follows and have acknowledged by initialing at the indication:

____ No pets allowed on the property.

____ Children must be accompanied by an adult at all times.

____ Maximum occupancy of 6 persons at all times.

____ Quiet hours are from 10:00pm – 8:00am.

____ Fire pits must be properly doused upon exiting the fire pit area.

____ No grease, oil, or solids to be disposed of in any drains.

____ Septic tank on property allows for only toilet paper to be flushed.

____ Smoking/Vaping is prohibited in any form, anywhere on the property.

____   Illegal activities prohibited including illegal drugs or underage drinking

____   Failure to adhere to these rules will be considered sufficient cause for immediate termination of your stay and all monies paid will be forfeited.
